The Special Hudson Square Zoning District is one of many special zoning districts in New York City. Special Districts have additional zoning requirements otherwise not stipulated in the Zoning Resolution.
The Special Hudson Square District has an Underlying Zoning District of M1-6, but there are modifications to the zoning regulations. We have another blog post if you want to read more about M1-6 Zoning.
Below we will outline some of the special regulations within the Hudson Square Zoning or HSQ.
Residential Use
The underlying district is a Manufacturing Zoning District. these do not normally allow for residential use but in the Special Hudson Square District residential use is allowed As of Right with some exceptions. In some cases you may need Certification from the Chairperson of the City Planning Commission.
Community Facility Use
All Community Facility Uses in Use Group 3 and Use Group 4 are allowed in the special district with a few restrictions.
Commercial Use
There are modifications to the commercial uses for the underlying district. For example area limitations for specific uses are altered within the special district.
Streetscape
The Special Hudson Square District has certain Streetscape requirements. only Specified uses are allowed on the ground floor of a building in certain outlined cases.
Bulk Regulations
Bulk is the general shape and size of a building often refereed to as the building envelope. Within this special district there are modifications to the bulk regulations for the underlying zoning district.
The Floor Area Ratio is modified within the special district as well as height and setbacks.
