Chelsea Loft Gut Renovation

We completed a full gut renovation of a 4,000-square-foot loft in Chelsea, created through the combination of two existing loft apartments. The design establishes a large open plan organized around a central great room, allowing the full scale and volume of the loft to be experienced immediately upon entry. The space is defined by an approximately forty-foot by forty-foot square living area integrating the kitchen, dining, and living functions into a single continuous environment.

The architectural approach responds directly to the owner’s abstract for the apartment and the inherent conditions of the loft. The owner asked that we make sure the apartment continues to feel like a loft and that we incorporate some dark materials into the overall aesthetic. Functionally the apartment has a deep floor plate with limited perimeter exposure, resulting in a darker interior condition relative to other residential typologies. The design addresses this through spatial clarity, material contrast, and the careful distribution of program within the open plan. Existing structural elements, including exposed columns and beams, are incorporated into the composition and treated as integral architectural features. The eleven-foot-six-inch ceiling height reinforces the sense of scale and allows the space to read as a single volume.

Fully Custom Kitchen Design and Spatial Organization

The owner of this loft made a unique request to our team when beginning the design. He said that he did not want a dining room table and instead wanted all the dining incorporated into the kitchen island.

We designed the island into three distinct zones, each defined by height, material, and function. The first is the preparation and serving area. We designed this section in marble and had it built to a standard thirty-six inch kitchen counter height. Next is a lower section at dining table height custom made in dark-finished oak. This section operates as the main dining surface. The final section is for casual seating at the bar section. We designed an elevated granite counter with bar seating for more informal use. This configuration consolidates dining, preparation, and social functions into a single continuous element while maintaining the openness of the plan. It also creates a uniquely striking visual piece or architecture which blends into the overall aesthetic composition of the residence.

Material and Architectural Expression

In this home we incorporated a great deal of natural materials for their depth, variation, and character. In the primary bathroom, we used travertine slabs throughout the floors, walls, and integrated elements, creating a monolithic condition. The continuity of natural material combined with the scale of the individual slabs creates a seamless and elevated look that is unmatched with tiles. This combination of natural material and scale are defining features of luxury residential architecture.

We develop architectural detailing with precision and continuity throughout the apartment. We carefully plan elements such as integrated stone sinks, floating shelves, and carefully resolved junctions at corners to create a clear and controlled composition. Each detail supports the overall architectural concept and reinforces the unity of the design making the space feel inevitable. As if it were always meant to be this way. The design is deliberate without feeling overdone.

Chelsea Townhouse Gut Renovation

We designed a full gut renovation of a 25-foot-wide, 7,000-square-foot townhouse in Chelsea. The house was previously configured as a two-family residence that we have redesigned as a single-family home. The exceptional width of 25 feet, which is beyond the typical 20-foot NYC townhouse, allows for more expansive rooms, improved circulation, and a stronger spatial connection between areas of the house.

The design is based on the client’s project abstract, “Urban Resort.” The goal is to create a calm and restorative environment within the city. The architecture focuses on natural light, clear organization, and a restrained material palette. The house is designed to feel lighter, softer, and more relaxed than a typical urban residence. This direction informs decisions related to layout, detailing, and material selection throughout the project.

Double Height Living Room and Spatial Organization

The central space of the house is a double-height living room positioned to take advantage of a large skylight above. This introduces natural light deep into the interior and establishes a strong vertical connection within the house. The 25-foot width allows us to maintain generous proportions within the space, resulting in a home defined by volume, light, and openness.

Program and Contemporary Living

The house includes a private garage and a new elevator connecting all levels. These elements improve accessibility and support long-term use of the home. The program is developed to support a range of activities, from daily living to entertaining.

The lower level is designed as a wellness space, including a gym and home spa. A dedicated home theater provides an additional space for entertainment. The upper floors are organized to balance privacy and openness, with an emphasis on comfort and usability. A new roof deck extends the living space outdoors and creates a private area above the city.
