Financial District Industrial Loft Apartment

When our client purchased this Financial District loft, he immediately recognized the quality of the space but felt disconnected from the interior. The apartment had been designed around an all-white aesthetic with minimal contrast and no material variation. During our initial conversations, he described the experience of living there as “feeling like he was living in a hospital.” He wanted the home to feel more personal, and more aligned with his aesthetic.

The renovation focused on introducing texture, depth, and materiality throughout the apartment with a focus on an industrial feel that the owner was looking for. Rather than relying on decorative elements, we developed a palette of dark finishes, textured surfaces, exposed materials, and carefully detailed custom millwork. The goal was to create an industrial atmosphere that felt refined and sophisticated while remaining comfortable and highly functional for everyday living.

One of the defining features of the project was the extensive use of concrete-inspired finishes. Textured wall treatments, custom metal details, and dark millwork create a layered material composition throughout the apartment. In the bathrooms, seamless floor surfaces, integrated linear drains, frameless glass enclosures, and floating fixtures contribute to a clean, modern aesthetic while supporting the industrial character of the overall design.

Industrial inspired custom details play an important role throughout the home. The kitchen incorporates dark cabinetry, metal accents, and warm wood finishes to balance the more rugged materials used elsewhere in the apartment, maintaining a cohesive visual language.

The result is an apartment that feels dramatically different from the apartment our client originally purchased. By introducing richer materials, stronger textures, and a more industrial sensibility, we transformed the space into a home with greater character, and personality while preserving the openness and flexibility that make loft living so appealing.
