4,000 Sq Ft Loft Gut Renovation

Our client purchased two lofts side by side in Manhattan’s Flatiron District. He now owns the entire floor of this building, as there are only two lofts per floor. We worked with the client before closing to assist in assessment and planning, but most importantly, to ensure we could fulfill the client’s needs.

He hired us at Fontan Architecture to provide full services for architecture to combine and gut renovate his loft and provide interior design, and furnishing services.
As this was not just a renovation but an apartment combination, we gutted the entire apartment and, removed all existing elements, except for the exterior walls and columns, and replaced everything new, including windows, heating, air conditioning, and all new interiors.

You enter the loft onto the Great Room, which is approximately 40 feet by 40 feet. The room has original columns that frame the space. We designed the apartment layout around the columns, using them to grid off the space.
With a four thousand square foot loft, space was not a concern. The kitchen, a grand thirty-eight feet long with a thirty-foot island, was custom-made to fit the expansive room. It serves as a striking centerpiece, along with the open living room, welcoming you as you step into this luxurious home.

The owner’s vision for the space was a modern and elegant design that celebrated the character of New York City Lofts. To achieve this, we left the columns exposed and enhanced them with specialty finishes that added texture and emphasized their character. The large open space, a hallmark of classic lofts, was also a key design element we created.

Our goal was to create a truly elevated luxury home that celebrated loft living with a balance of modern design and classic attention to detail. To achieve this, we used specialty finishes throughout the apartment, and materials exuded quality and luxury, such as travertine, white oak cabinets and wide plank floor floors, Tadelakt Moroccan plaster, and custom-crafted steel and bronze metals.
