This project is a gut renovation and rooftop addition to a 140-year-old, landmarked brownstone in Manhattan. The property had previously been configured as an SRO (Single Room Occupancy) and sat vacant for years before our client acquired it with the vision of restoring it as the primary residence for their family.

Fontan Architecture was engaged to guide the transformation from acquisition through full architectural design, interior design, and construction supervision — to reimagine the home for modern living while preserving and enhancing its architectural legacy.

Landmark townhouse renovations in NYC require careful navigation of Landmarks Preservation Commission (LPC) regulations, technical detailing, and planning. Buyers often believe expansions are not possible in landmark districts; however, with the right design strategy and approvals, additions can be achieved. For this residence, we successfully designed and secured approval for a rooftop addition and roof terraces while maintaining the building’s historic character.

To enhance natural light — one of the most valuable qualities in a New York townhouse — we designed new rear window openings and glazing strategies that dramatically increase daylight penetration into the home.

Internally, the townhouse was fully restructured and rebuilt while selectively preserving and refurbishing some original historic elements. The client wanted to maintain authentic character while achieving complete freedom in the new layout. 

The heart of the townhouse is a dramatically expanded garden-level kitchen designed for both daily family life and entertaining. Large new windows and full-height sliding doors open directly to the rear terrace and garden.

The primary suite was designed as a private retreat, featuring a spa-quality bathroom with a freestanding soaking tub, curbless shower, and carefully selected materials that emphasize calm, texture, and permanence.

Material selections throughout the home prioritize authenticity, durability, and craftsmanship — balancing historic restoration with contemporary luxury performance. Every element was designed to feel integrated with the original architecture while meeting modern expectations for comfort, technology, and longevity.
