Use Group 11 NYC Manufacturing Zoning

The NYC Zoning Resolution has Use Groups to categorize buildings based on their use. NYC Zoning Use Group 11 consists of certain manufacturing uses.

 

Zoning NYC Use Group 11

Certificate Of Occupancy for Use Group 11

Use Groups are listed on the Certificate Of Occupancy for a building. Use Group 11 has three categories. A Certificate Of Occupancy or CO for Use Group 11 would identify the use of spaces as:

  • 11A 
  • 11B
  • 11C

Use Group 11A Manufacturing

  • Art needlework, weaving, or tapestries
  • Books, hand binding or tooling
  • Custom manufacturing of Ceramic Products
  • Custom manufacturing or altering Clothing
  • Hair products manufacturing
  • Jewelry manufacturing precious metals
  • Medical, dental, drafting instruments, optical goods, or similar precision instruments
  • Musical instruments, except pianos and organs
  • Orthopedic or medical appliances, custom manufacturing
  • Printing, custom, up to 2,500 square feet (Floor area Restriction does not apply in C6 Zoning Districts)
  • Watchmaking

Use Group 11B

Use Group 11B consists of certain Wholesalers

  • Ship Chandlers
  • Wholesalers with accessory storage up to 2,500 square feet.

Use Group 11C

Use Group 11C is for Accessory Uses

 

Where Can You Build Use Group 11 in NYC?

Commercial Zoning Districts

You can develop Use Group 11 in certain commercial districts in NYC:

  • C5 Restricted Central Commercial
  • C6 General Central Commercial
  • C8 General Service

Manufacturing Zoning Districts

Manufacturing Zones allow for Use Group 11
