by | Last updated Jun 3, 2026 | Apartment Renovations, Architectural Services, Restoration

Manhattan is home to some of the world’s most exceptional residences, including luxury apartments, spacious lofts, historic townhouses, penthouses, cooperatives, condominiums, and landmark properties. As the center of New York City’s luxury residential market, Manhattan offers an extraordinary range of housing types, architectural styles, and opportunities for residential design. Whether renovating a prewar apartment, combining units, restoring a historic brownstone, reimagining a penthouse, or designing a new home, residential projects in Manhattan require thoughtful planning, technical expertise, and a deep understanding of the unique characteristics of the property.

Residential architecture in Manhattan involves navigating a wide range of design, technical, and regulatory considerations. Every project presents its own opportunities and constraints depending on the building type, location, and scope of work. Architects must balance design vision with building requirements, zoning regulations, landmark approvals, co-op and condominium review processes, and the practical realities of construction in a dense urban environment. The most successful projects thoughtfully integrate these considerations while creating homes that are beautiful, functional, and tailored to the people who live in them.

I am Jorge Fontan, owner of Fontan Architecture, a Manhattan-based architecture firm specializing in high-end residential design. We work on apartments, lofts, townhouses, penthouses, landmark properties, residential interiors, enlargements, and new homes throughout Manhattan and New York City. Our work focuses on creating bespoke residences that reflect each client’s lifestyle, priorities, and aspirations while responding to the unique character of the property. Through thoughtful design, technical expertise, and close coordination throughout the design and construction process, we help clients create homes that are both highly personal and enduring.

Residential Architecture in Manhattan

Manhattan contains one of the most diverse collections of residential architecture in the world. The borough is home to historic townhouses, industrial loft buildings, prewar apartments, luxury condominiums, penthouses, landmark properties, and contemporary residences. Each property type presents unique opportunities and challenges that influence the design process, construction approach, and long-term experience of living in the home.

Apartments and Prewar Residences

Many Manhattan residents live in apartments located within historic prewar buildings or contemporary residential towers. Apartment renovations often involve reconfiguring layouts, modernizing kitchens and bathrooms, improving building systems, and creating a more cohesive relationship between rooms. In prewar apartments, successful renovations preserve the qualities that make these homes distinctive while adapting them to support contemporary living. Projects may range from targeted renovations to comprehensive gut renovations that transform an entire residence.

Lofts

Manhattan’s historic loft buildings offer some of the city’s most distinctive residential spaces. Originally constructed for industrial and commercial uses, lofts often feature expansive floor plates, high ceilings, large windows, exposed structural elements, and open layouts. Renovating a loft requires careful planning to balance openness with functionality while creating spaces that support the owner’s lifestyle. Loft projects frequently involve custom millwork, integrated storage solutions, new room configurations, and highly personalized design approaches that celebrate the unique character of the building.

Luxury Cooperatives and Condominiums

Manhattan is home to many of New York City’s most prestigious cooperative and condominium buildings. Renovation projects often require coordination with building management, alteration agreements, building regulations, and review processes. Architects must navigate these requirements while developing highly customized design solutions tailored to the homeowner. Luxury apartment renovations frequently focus on custom detailing, premium materials, reconfigured layouts, and bespoke interiors that create exceptional living environments.

Apartment Combinations

Apartment combinations provide an opportunity to create larger and more customized residences by combining adjacent units into a single home. These projects require careful planning to integrate circulation, structure, building systems, and architectural design into a cohesive whole. Successful apartment combinations feel seamless and unified, creating homes that appear as though they were originally designed as a single residence.

Townhouses and Brownstones

Manhattan contains an extraordinary collection of historic townhouses and brownstones, many of which date to the nineteenth and early twentieth centuries. Renovating these homes often involves balancing the owner’s goals with the character of the existing building. Projects may include interior renovations, full gut renovations, additions, enlargements, restoration work, façade improvements, or complete reconfigurations of the home. Each townhouse presents unique opportunities and constraints that require a thoughtful and tailored design approach. These projects may involve full restoration, complete modernization, or a thoughtful balance between historic character and contemporary living.

Penthouses

Penthouse residences represent some of Manhattan’s most distinctive homes. These projects often feature expansive layouts, private outdoor space, exceptional views, and opportunities for highly customized design. Penthouse renovations frequently involve premium materials, custom detailing, and careful integration between interior and exterior spaces to create sophisticated residential environments tailored to the owner’s lifestyle.

New Homes, Enlargements, and Development Projects

Although less common than renovations, Manhattan also presents opportunities for new residential construction, major enlargements, and redevelopment projects. These projects require a comprehensive understanding of zoning regulations, building systems, construction requirements, and the broader urban context. Whether designing a new home, adding significant square footage to an existing property, or redeveloping a site, these projects offer opportunities to create entirely new residential environments tailored to the needs of the owner.

Co-op and Condominium Alterations in Manhattan

Many residential architecture projects in Manhattan take place within cooperative and condominium buildings that maintain established procedures governing renovations and construction. These requirements help protect the building, its residents, and its operations while allowing owners to improve and personalize their homes. Successful projects require thoughtful planning, thorough documentation, and close coordination with building management throughout the design, approval, and construction process.

Co-op and Condominium Review Process

Most cooperative and condominium buildings require renovation plans to be reviewed before construction can begin. Depending on the building, this review may involve the co-op board, condominium board, managing agent, building architect, or other consultants retained by the building. Architects prepare drawings, specifications, and supporting documentation that communicate the proposed work while demonstrating compliance with building requirements and applicable regulations.

Alteration Agreements

Most Manhattan co-op and condominium renovations are governed by alteration agreements that establish the rules and procedures for construction. These agreements often address contractor requirements, insurance obligations, work hours, protection measures, noise limitations, material deliveries, and other project-specific requirements. Understanding these requirements early in the design process helps facilitate a more efficient approval process and smoother construction experience.

Building Regulations and Construction Coordination

Architects must carefully evaluate factors such as wet-over-dry restrictions, structural limitations, building systems, apartment layouts, and other building-specific requirements that can influence design opportunities and project feasibility.

Construction within occupied residential buildings requires extensive coordination among the architect, contractor, building management, and other project participants. Architects play an important role in coordinating building management considerations while helping ensure that the project progresses efficiently and in accordance with building regulations and building requirements.

Many Manhattan buildings have unique standards and review procedures that influence both design and construction. Understanding these requirements and incorporating them into the planning process from the outset can help avoid delays, improve coordination, and contribute to a more successful project outcome.

Landmark Properties and Historic Buildings in Manhattan

Manhattan contains some of New York City’s most significant historic buildings and neighborhoods, including landmark districts and individual landmarks throughout the Upper East Side, Upper West Side, Greenwich Village, Gramercy Park, SoHo, Tribeca, Harlem, and other historic communities. These properties contribute to the architectural character of New York City and are subject to review by the New York City Landmarks Preservation Commission (LPC).

Architects working on landmarked residences must understand both the architectural opportunities and regulatory requirements associated with historic properties. Residential projects involving landmarked buildings and properties within historic districts require review and approval by the LPC before permits can be issued and construction can proceed. Early evaluation of landmark considerations can help establish a clear project strategy, identify approval requirements, and inform design decisions from the outset.

Landmarked residential projects can involve interior renovations, apartment alterations, loft conversions, townhouse restorations, rooftop additions, rear-yard extensions, façade restoration, window replacement, enlargements, new construction, and other improvements. Manhattan’s landmarked properties range from historic townhouses and brownstones to apartment buildings, loft buildings, and architecturally significant residences, each presenting unique opportunities and constraints.

Many of Manhattan’s most successful residential projects integrate contemporary design, improved functionality, and modern amenities within historic buildings. Thoughtful architectural planning can preserve the significance and character of a property while creating a home that reflects the lifestyle, priorities, and aspirations of its owners.

Below is a rendering of a home we designed for the reconstruction of a property within the Upper East Side Historic District. The original building did not have historic significance and could therefore be rebuilt. Our design features a limestone façade with bronze panel accents, creating a contemporary interpretation of Manhattan’s classically inspired limestone townhouses. The goal was to create a residence that responds to the architectural character of the neighborhood while incorporating a subtle modernization of traditional townhouse design.

Our Approach to Luxury Residential Architecture

Designing a home is a deeply personal process. The most successful residential projects are those that respond not only to the architecture of the property, but also to the lifestyle, priorities, and aspirations of the people who will live there. Whether working on a Manhattan apartment, loft, townhouse, penthouse, landmark property, or new home, our goal is to create a residence that feels highly personal, thoughtfully designed, and enduring.

Architect Robert A.M. Stern once said, “The dialogue between client and architect is about as intimate as any conversation you can have, because when you’re talking about building a house, you’re talking about dreams.”

Before starting Fontan Architecture, I worked for Bob Stern, one of New York City’s most respected architects. His perspective on the relationship between architect and client continues to influence my approach to residential design. A home is far more than a collection of rooms or finishes. It is the setting for daily life, family experiences, personal routines, and lasting memories. Every project begins with understanding how our clients want to live and what they hope their home will become.

I believe that true luxury residential architecture is defined by two essential qualities. First, a luxury home should be fully bespoke, thoughtfully tailored to the owner’s lifestyle, preferences, priorities, and aspirations. Every family lives differently, and exceptional homes are designed around the people who inhabit them. The organization of space, functionality, architectural character, detailing, and overall experience of the home should reflect the specific needs and desires of its owners.

Second, a luxury home should be executed at an extraordinary level of quality. Exceptional architecture depends on thoughtful planning, refined proportions, premium materials, skilled craftsmanship, and careful attention to detail. From the overall design concept to the smallest architectural decisions, every element should contribute to a cohesive and enduring result. When highly personalized design is combined with exceptional execution, the result is a home that feels both distinctive and timeless.

Our work is guided by thoughtful restraint and careful consideration rather than predetermined styles or formulas. We believe that lasting architecture comes from clarity, proportion, craftsmanship, and a deep understanding of both the client and the property. The goal is to create a home that feels natural, personal, and uniquely suited to the people who live there.

Materials, Craftsmanship, and Custom Millwork

The materials used in a home have a profound impact on how a space looks, feels, and ages over time. Thoughtful material selection helps establish the character of a residence while creating a cohesive relationship between architecture, interiors, furnishings, and daily life. We carefully consider materials, textures, colors, proportions, and detailing to create homes that feel refined, harmonious, and highly personal.

Custom millwork is often an important component of luxury residential design. Beyond providing storage and functionality, well-designed millwork can help define spaces, establish architectural order, and integrate practical requirements into a cohesive design. Kitchens, libraries, dressing rooms, built-in furnishings, wall paneling, and specialty architectural elements are frequently customized to meet the specific needs of the homeowner and the unique conditions of the property.

We believe that homes should reflect the people who live in them. Material selections, architectural details, and custom design elements provide opportunities to create spaces that are tailored to each client’s lifestyle, priorities, and aesthetic preferences. Rather than relying on predetermined solutions, we develop highly customized designs that respond to the individuality of their owners.

Architecture, Interiors, and Construction Coordination

Successful residential projects require thoughtful coordination throughout every stage of design and construction. Whether renovating an apartment, restoring a townhouse, modernizing a loft, or building a new home, complex residential projects involve numerous consultants, contractors, building representatives, regulatory agencies, and other project participants. Careful planning and communication are essential to keeping these projects organized and moving forward efficiently.

At Fontan Architecture, we work closely with clients, consultants, contractors, and building representatives from initial planning through construction. Our services integrate architectural design, interior design, technical documentation, regulatory approvals, and construction coordination into a comprehensive process tailored to the needs of each project.

Residential projects in Manhattan often involve additional layers of coordination, including co-op and condominium approvals, landmark review, zoning considerations, building requirements, construction logistics, and consultant management. By maintaining close involvement throughout the process, we help clients navigate these complexities while supporting the successful execution of the project.

Our goal is not only to create exceptional homes, but also to provide a thoughtful and organized process that helps bring those homes to life. Through careful coordination, attention to detail, and ongoing collaboration, we help guide projects from concept through completion.

Selecting a Manhattan Architect

Choosing an architect is one of the most important decisions in any residential project. Whether renovating an apartment, restoring a townhouse, modernizing a loft, or building a new home, the architect plays a central role in shaping both the design and the overall project experience. Beyond creating drawings and specifications, we help guide decision-making, coordinate consultants, navigate approvals, and translate a homeowner’s goals into a built reality.

I believe that every project should be approached as a unique design challenge. Every client, property, and project presents different opportunities, constraints, priorities, and aspirations. Rather than relying on predetermined styles or formulas, We develop highly individualized solutions based on the client and the property. The goal is to create a home that reflects the people who live there while responding thoughtfully to the architecture and character of the residence.

Successful residential projects require more than good design. Residential architecture demands a deep understanding of how people live and how homes function, as well as the technical expertise needed to guide a project through design, approvals, and construction. Our experience with apartments, lofts, townhouses, penthouses, landmark properties, residential interiors, and new homes helps inform design decisions throughout the process. Thoughtful planning, careful detailing, material selection, custom millwork, and close involvement during construction all contribute to the quality of the final result.

Equally important is the relationship between architect and client. Residential architecture is a collaborative process involving countless decisions over an extended period of time. The strongest projects emerge from a close partnership built on trust, communication, and a shared commitment to creating an exceptional home.
