Bespoke NYC Loft Renovation: A Fully Custom Luxury Apartment Design

A luxury home should reflect the identity of its occupants and be shaped to support how they live. In New York City, where architecture and high standards define the residential landscape, design plays an essential role. This is especially true for loft apartments, where scale and openness create strong potential for transformation.

A luxury home is defined by the alignment of bespoke design, custom construction, and a high level of quality. Each aspect of the home is carefully considered and tailored to the needs of its occupants.

I am Jorge Fontan, an architect in New York and the owner of Fontan Architecture, a Manhattan-based architecture and design firm. We work on residential renovations throughout New York City, including lofts, apartments, and townhouses.

This project is a fully custom loft renovation. The apartment was originally two separate units, which we combined and fully gut renovated to create a 4,000-square-foot residence.

 



 

Open Plan Great Room

Loft apartments were originally commercial and industrial spaces, which is why they have such high ceilings and expansive open space. This scale is one of the defining characteristics of the typology and a primary reason they are so desirable. Maintaining that sense of openness is essential, as the spatial experience is what gives a loft its character.

A great room is an open plan design which combines the living, dining, and kitchen into a single open space. In this apartment, we positioned this space at the entrance to allow the full volume of the apartment to be experienced immediately. By minimizing partitions and maintaining a continuous layout, the design reinforces the scale and grandeur of the space.

In this apartment, we created a forty-foot by forty-foot open plan living area with an integrated kitchen. The scale of this space supports both daily living and entertaining, while also establishing a strong first impression upon entry. The openness allows the apartment to be experienced in a single view, emphasizing its proportions and overall volume.

Existing Structure and Character

New York City loft apartments, with their industrial origins, offer a distinct set of existing architectural features that should be thoughtfully addressed in the design. Exposed columns, beams, and generous ceiling heights define the character of the space and should be considered as part of the overall composition.

In this loft, we emphasized the eleven-foot-six-inch ceilings and exposed structural elements to preserve the scale and openness of the apartment. The columns and beams were treated with specialty finishes, enhancing their presence while integrating into the overall material palette.

Bespoke Design

Bespoke design and custom construction define a luxury home. The loft is shaped around the specific needs and lifestyle of its occupants. In this project, that approach is most evident in the design of a custom kitchen island, developed as a central organizing element of the apartment.

The client did not want a formal dining table, preferring to integrate dining into the kitchen. In response, we designed a multi-functional island composed of three distinct zones:

Serving Area: A marble slab provides a counter-height surface for serving and preparation.
Integrated Dining Table: A lower, dark-finished oak section functions as the primary dining area.
Bar Seating: A raised granite counter accommodates bar seating for more informal use.

This configuration consolidates multiple functions into a single element, allowing the kitchen to operate as both a workspace and a social space while maintaining the openness of the overall plan. The final result is a unique kitchen island designed specifically around our client’s preferences.

Material Selection

Material selection plays a central role in shaping the character of a space. In loft apartments, where scale and openness are prominent, materials contribute significantly to how the interior is perceived and experienced.

In this project, we designed the primary bathroom using travertine slabs. We chose this material for its tonal variation and natural richness, which bring depth and subtle variation to the space.

We used travertine continuously across floors and walls to create a cohesive, monolithic expression. We carried the same material through to the sink, shower, niches, and tub surround, emphasizing continuity of design.

Sprezzatura in Residential Design

Sprezzatura describes my design philosophy in which careful planning produces a sense of ease. The result is composed and deliberate, but reads as natural and unforced.

In this project, that approach is evident in the home office. Black metal and glass doors define the entry, proportioned to align with the overall composition of the apartment. Burnished metal cabinetry introduces a subtle variation in tone, adding depth without disrupting the restraint of the palette.

The space is meticulously designed, yet reads as effortless. The design is intended to feel inevitable, as if it could not have been resolved in another way.

Architectural Details

In residential design, details define how a space is experienced. They resolve the junctions between materials, reinforce the overall composition, and contribute to the clarity and continuity of the design.

In this project, the bathroom includes a travertine floating shelf and integrated sink, both detailed to appear unsupported. The continuity of the material and the precision of the installation reinforce the monolithic quality of the space and enhance its modern but natural aesthetic.
