Full Townhouse Gut Renovation on the Upper East Side
This project is a complete gut renovation of a 7,000 square foot, five-story townhouse on the Upper East Side of Manhattan. All the original structure has been fully removed, including the front and rear facades (which were not historic), as well as all floor and roof structures. The house includes a rear and rooftop addition, enlarging the usable square footage. It also includes a new roof deck and elevator.
New Stairs
One key feature of this home is the new custom elliptical stair we designed. This curved stair extends from the cellar to the roof as a series of ellipses stacked and centered vertically throughout the house.
In the photo below, you can see the steel structure of the stairs being installed. Later, it will receive marble, metal, and wood finishes to complete the design. This stair is designed as a reinterpretation of the historic Gilded Age homes with elliptical stairs that can be found on the Upper East Side.

Bathrooms
Below is a photo of a nearly finished bathroom with a carved marble bathtub. This is one example of the level of finish integrated into this home. The tub is entirely carved from a solid block of marble, creating a seamless and sculptural element that enhances the overall design and reflects a high level of material craftsmanship.

Kitchen
The kitchen is another example of the custom design approach in this home. The hood and range are custom-made with a classic aesthetic from Officine Gullo, and the cabinetry is fully customized to align with the overall architectural language.

New Facade Design
The home will receive a new limestone facade. The townhouse is located within a historic landmark district, but the original facade was non-historic and a simple brick structure. As a result, the Landmarks Preservation Commission approved the reconstruction of the facade.
Here is a rendering we produced for the proposed design. The facade is composed of limestone and bronze, referencing the architectural character of Upper East Side townhouses. The design draws from traditional townhouse proportions and detailing, while introducing a controlled level of modernization. The composition is carefully balanced to create a residence that is both contextual and aligned with contemporary architectural standards.
