Budgets in this range typically allow for a true luxury full gut renovation with minimal need for compromise. Projects often include complete mechanical, electrical, and plumbing replacement, fully custom millwork, premium appliance packages, and highly sophisticated architectural detailing. At this level, clients are typically working with top-tier design and construction teams to deliver a fully bespoke home tailored to their lifestyle and aesthetic goals.

For example, on one of our projects we fabricated fully custom bathtubs carved from blocks of stone each exceeding $30,000 for a single tub. Do Not Underestimate The Project Timeline

Once we have the design worked out we must complete technical plans and full system engineering drawings, specifications, and product selection.

Every building is different. Some have extensive renovation restrictions, while others allow more flexibility. Either way, we need to work closely to ensure we fulfill their requirements and provide all the information they need to approve our project. The building management company typically retains their own architect and engineers to review renovation submissions. This can be a time-consuming process involving multiple rounds of revisions.

DOB Approvals

DOB approvals come after the Building Management and Board approve the job. DOB review timelines vary, but there will be a plan examiner assigned to the project that we will work with to obtain approvals. 

Bidding and Contractor Selection

In most cases, it is beneficial to involve a contractor early in the process. The project will ultimately go out to bid, but early contractor involvement can streamline pricing and coordination.
