Manhattan Loft Renovation Flatiron District

This project involved two adjacent lofts in Manhattan’s Flatiron District, ultimately covering the entire floor — a rare condition in a boutique building with only two residences per level.

Fontan Architecture was engaged prior to closing to advise on feasibility, long-term value, and strategic planning. Following acquisition, we were retained to provide full architectural, interior design, and furnishing services to transform the combined lofts into a singular, fully customized private residence.

Rather than a traditional renovation, the home was comprehensively reimagined and rebuilt, retaining only the structural shell, exterior walls, and original columns. All building systems, windows, and interiors were newly designed and installed to modern performance and luxury standards.

Arrival into the residence opens directly into a 40-foot by 40-foot Great Room framed by original cast-iron columns. The layout was organized around these historic structural elements, using them to establish rhythm, proportion, and spatial clarity throughout the home.

With approximately 4,000 square feet, the residence prioritizes presence and flow. The kitchen spans nearly 40 feet, anchored by a 30-foot custom island designed as both a functional workspace and architectural focal point. The open living space creates an immediate sense of arrival and scale.

The design vision centered on refined modern living while honoring the architectural character of classic New York City lofts. Original columns were elevated through specialty finishes that enhance texture, depth, and patina. The expansive open volume — a defining element of historic loft living — was carefully preserved and refined.

Material selections emphasize permanence and craftsmanship, including natural travertine, custom white oak millwork, wide-plank flooring, hand-applied Tadelakt plaster, and bespoke steel and bronze metalwork fabricated specifically for the residence.
